ANNUAL LEASING - We charge a fee of 10% of the monthly rent for property management. This includes:

  • Collection of rent
  • On-call person 24 hours a day, 7 days a week for emergencies
  • Home inspection every 6 months
  • Access to our network of professionals & maintenance resources
  • No repair markups by our company to repair invoices
  • Act as an intermediary between landlord and tenant
  • Listing your property when your needs change
  • If property vacant, monthly fee reduced to 5%
  • Placing of tenants-full screen of all applicants 


One-Time Tenant Finder's Fee Includes:

  • Our commission - $150
  • Tenant realtor's commission - $150
  • Preparation of listing agreement
  • Pre-rental inspection to insure property is in good condition
  • Establishment of market rent using comparable properties 
  • Photos of property, including aerial photos
  • Worldwide marketing including  MLS, Zillow, Trulia, Hotpads, etc.
  • Showings to potential tenants
  • Pre-qualification of tenants to include credit, background, and eviction check
  • Verification of employment and past landlords
  • Preparation of lease agreement 
  • Collecting signatures
  • Collecting initial deposits and rent
  • Move-in walk through with tenant
  • Releasing keys to tenant
